For anything that is leaking, backing up, overflowing or not working, call. A phone call lets us ask the right questions, tell you what to shut off and book a visit in the same conversation. Email is slower for all of that, and a wet ceiling does not wait for an inbox.
Call first for anything active
The line is answered 24 hours a day, including nights, weekends and holidays. You do not need to wait for business hours or leave a message and hope. If a pipe has burst or a toilet is overflowing, call before you do anything else, other than closing the main valve.
If you smell gas, do not call us first. Leave the building and call 911 and your gas utility, then call us once you are safe and the gas issue is dealt with.
What to have ready
A few details make the call faster and the visit more useful. None of it has to be perfect, and we will ask for what we need.
- Your street address and ZIP code, so we know whether you are in Millbrae, Burlingame, San Bruno or South San Francisco.
- What you see, hear or smell: standing water, a gurgling drain, a stain on the ceiling, no hot water.
- Where the main water shut-off is, and whether you have already closed it.
- Whether it is a house, an apartment, a condo or a business, and roughly which floor.
- The age of the water heater or fixture, if the problem involves one and you can see a label.
When email is the better choice
Use email for things that are not happening right now. That includes a question about a planned remodel, a request to talk through water heater options, or a follow-up on a visit that already happened. Write to the address shown in the contact details below and include your street address and a short description.
Please do not email about an active leak or a backup. Nobody can see an email at 2 a.m. the way they can answer a phone.

We are at 166 N Rollins Rd, Millbrae, CA 94030. The map at the bottom of this page shows the location. If you plan to stop by in person, call first so we can tell you whether someone is there to meet you.
Contact questions
Yes. The line is answered at night, on weekends and on holidays. If a plumber is already on another emergency, we will tell you that honestly and book the earliest visit we can.
We ask what is happening, tell you what to shut off, and book a same-day visit when the schedule allows. Before any work begins, you get a clear price, and you decide whether to go ahead.
For non-urgent questions, yes. A photo of a water heater label or a stained ceiling helps. For anything active, call, because we can guide you through shutting things off in real time.
We set a clear price before work starts, so you know the number up front. Ask about anything that is unclear during the call, and we will explain what drives the cost of your particular job.
Millbrae is home base. We also serve Burlingame, San Bruno and South San Francisco. See the service area page for details, or just tell us your address on the call.
