If water is rising in a tub or floor drain right now, stop running anything in the house. Our line is open 24/7, so call while you wait, and keep the washer, dishwasher and showers off until we have looked at the main. Do not pour chemical cleaners down a drain that is already full, because they sit in the pipe and make the work harder and less safe.
When hydro jetting is an emergency, and when it is the planned fix
Jetting is not the first tool we reach for on every clog. A cable or drum machine clears most single-fixture stoppages, and our drain cleaning service covers those. Jetting becomes the right call when the main line keeps backing up after being snaked, or when the blockage is a coating of grease or a mat of fine roots that a cable only punches a hole through.
Urgent cases are the ones where more than one drain is affected at once. A toilet that gurgles when the washer drains, a tub that fills when you flush, or a floor drain that bubbles all point to the shared line outside the house. Those are same-day jobs, and we take them after hours and overnight as well.
Water coming up in the lowest drain
The lowest fixture in the house is the first place a blocked main shows itself, usually a tub, shower or floor drain. If it happens as soon as another fixture drains, the stoppage is downstream of both.
A cable that only partly worked
Drains that clear for a week or two and then slow down again usually have a narrow channel through a larger obstruction. A cable cuts that channel but leaves the coating on the pipe walls, so it closes up again.
Grease buildup from the kitchen side
Cooled cooking fat sticks to the pipe wall and layers up over time. Hot water alone moves it a few feet and lets it set again further down the line.
Fine root growth in the lateral
Hair-thin roots enter at joints and spread into a mat that catches paper and waste. Jetting with the right nozzle cuts it back, and the camera shows us whether the joint itself needs repair.
Scale and sludge in older cast iron or clay
Rough pipe interiors hold debris and shrink the usable opening. Scouring restores flow, but only if the pipe wall underneath is still sound.
How a jetting visit runs
We do not start the jetter blind. A pipe that is cracked, offset or collapsed can be damaged by high pressure, so the first step is finding out what the line looks like inside.
Locate the access point
We find the cleanout or the nearest clean entry to the main. If there is no cleanout, we say so plainly, because that changes how the job is set up and what we recommend afterward.
Camera the line first
A small camera shows the blockage type, the pipe material and any damage ahead of the nozzle. This is where we decide between jetting, a cable, or stopping and talking about repair.
Scour with the right nozzle
Water pressure and nozzle type are matched to the pipe and the blockage. We work from the blockage back toward the house so debris flows to the main and does not pile up against the fixtures.
Camera it again
A second pass shows the pipe walls after cleaning. You get to see the result and any cracks or sags the debris was hiding.
Talk through what we found
We explain what caused the blockage and whether it is likely to return. If the pipe needs repair, we say where and why before anything else is booked.
What older Millbrae homes mean for jetting
Millbrae grew fast after World War II. Census counts show dwelling units rising from 2,783 in 1950 to 4,803 in 1960, and a large share of the city's housing dates from that boom. Lines laid in that era are often older clay or cast iron, and those materials can be rough inside and prone to root entry at joints. So a camera check before jetting is a practical necessity here, not an extra.
City rules also make roots your problem to solve. Under Millbrae's municipal code, the owner is responsible for the sewer lateral on their own lot, and the city can require root removal and repair within 120 days of notice.
Jetting clears roots from the bore, but it does not stop them returning through an open joint. If the camera shows root entry at a joint, a repair plan is the lasting fix, and we can walk through the options with you.
Millbrae specifics that affect your main line
Millbrae's sewer collection system is owned by the city and flows to its own Water Pollution Control Plant, but the lateral from your house to the main is yours to maintain. The city looks after only the stretch between the cleanout wye and the main, and only when the cleanout sits in the designated spot. If the stoppage is on your side, you or a plumber you hire clears it.
Businesses have an extra reason to care. Millbrae's code sets a local limit of 100 mg/L for oil and grease in wastewater, and lets the city specify the grease trap type and size for a business. A kitchen line that needs repeated jetting is often telling you the trap or the cleaning schedule is not keeping up.
When a blockage cannot be cleared by the owner or a hired contractor, the code expects it to be reported to Public Works. Costs the city incurs can be billed back to the owner, which is a good reason to call a plumber early.
Jetting compared with a cable
Cable or snake alone
- Cuts a channel through the blockage and leaves the pipe wall coated
- Works well for a single soft clog at one fixture
- Can snag or coil in offset or broken pipe without showing you why
- Often needs repeating when grease or roots are the cause
Hydro jetting with a camera
- Scours the full circumference of the pipe wall
- Handles grease, fine roots, scale and sludge in one pass
- Camera before and after shows pipe condition and damage
- Gives a clear basis for deciding on repair or a maintenance schedule
What affects the cost of a jetting visit
What changes the price of hydro jetting
The price depends on how long the line is, how bad the buildup is, and how easy it is to get into the pipe.
Access to the line
A cleanout near the house is quick, while a missing cleanout means more setup time.
Length and size of the run
A short lateral costs less time than a long main with several bends.
Type of buildup
Light grease takes less work than a root mat or heavy scale.
Camera work
The before and after passes are part of the job and add to the visit.
Time of day
After-hours and overnight visits are priced differently from a scheduled daytime slot.
Call the 24/7 line for a clear price before work starts. Insurance coverage for sewer backups varies by policy, so ask your insurer before assuming it applies.
Not sure if you need jetting or a simple cable?
Describe what the drains are doing and which fixtures are affected. We will tell you which tool fits and when we can be there.
Related situations
If the camera footage shows a collapsed or cracked section, scouring will not solve it and sewer line repair is the next step. If you want to know the line's condition before anything backs up, a sewer camera inspection gives you that picture on its own. For a full-line clear without the high-pressure step, we also handle main sewer line cleaning.
We cover Millbrae and the nearby areas listed on our service area page, and we also work in Burlingame. A call from Green Hills, the downtown El Camino Real stretch or the Millbrae Station area reaches the same dispatch.
Hydro jetting questions
Yes. The line is staffed 24/7, and main line backups at night or on weekends are handled the same way as daytime calls. We will tell you what is available for your address and what to shut off while you wait.
It can if the pipe is already cracked or collapsed, which is why we run a camera first. On sound pipe, the right pressure and nozzle clean the walls without harm. If the camera shows damage, we stop and discuss repair.
A snake cuts a hole through the blockage. Jetting uses pressurized water to scour the whole pipe wall, so grease, roots and scale are removed instead of pushed aside. That is why it lasts longer on recurring main line problems.
It cuts roots back inside the pipe, but it cannot close the gap they entered through. If the camera shows an open joint, roots will return until the joint is repaired or the section is relined or replaced.
A cleanout is the easiest way in. Without one, we can sometimes work through a toilet flange or roof vent, but that is slower. We may suggest adding a cleanout, since city code also requires them in certain remodel and repair situations.
It depends on the pipe wall. Old pipe that is rough but intact often cleans up well. Pipe that is flaking, cracked or sagging can break under pressure, so the camera pass decides whether we jet at all.
Often yes for grease buildup between trap cleanings. Local code sets limits on oil and grease discharge, so jetting does not replace a properly sized trap and regular pumping. We can look at the whole drain system and suggest a schedule.
Cleaning a drain does not normally involve a permit. If the camera finds a defect that needs repair, permits may apply, and the Millbrae Building Division handles plumbing permits. We will tell you before booking repair work.
